Project Overview.

As part of one of our projects in Poland, our partner Marcin Ożarowski from Proxit commissioned the chilled-water plant control system for the office building in Gdańsk. This is a milestone project, as it is the first commissioned installation using the newly introduced iSMA CONTROLLI UAC28-IP controller. The project demonstrates the practical application of our next-generation controller in a real commercial office building, where reliability, stable system operation, and seamless integration with other building automation systems are essential.

Control Scope.

The chilled water plant is responsible for generating and distributing chilled water throughout the building. The UAC28-IP controller controls a chiller, executes local control algorithms, processes field signals, and manages communication with field devices and measurement equipment.

Thanks to its high number of onboard inputs and outputs, the controller can directly manage the key components of the chilled water installation, including pumps, control valves, temperature sensors, chiller status signals, and safety interlocks. An important feature of this application is the implementation of free cooling, allowing the system to take advantage of favorable outdoor conditions to reduce compressor operation whenever the installation parameters permit, resulting in improved energy efficiency.

Automation Architecture.

The UAC28-IP controller is installed inside the chilled water plant control cabinet and serves as the central control unit for the application. It continuously monitors system operating parameters, executes the control logic, controls a chiller, and supervises the operation of all connected devices. The installation also includes a MIX38 expansion module, increasing the number of available I/Os. This solution provides flexibility to match the automation system to the project’s actual requirements while maintaining a clean and well-organized control cabinet layout.

Project Significance.

The project delivered by Marcin Ożarowski from Proxit represents the first practical commercial deployment of the new UAC28-IP controller series. It also demonstrates that the UAC28-IP is ready to support building automation projects in global markets.

Built-in user interface with nanoWebUI.

An important part of the project is the use of nanoWebUI on a Industrial Android Panel PA7 as the local user interface. The interface gives the integrator and facility team direct browser-based access to key system parameters, operating states, alarms, setpoints, and control values.

Thanks to nanoWebUI, the status of the UAC28-IP controller, the chiller cooperation, and the free cooling operation can be monitored locally without the need for a separate workstation or additional supervisory software. This provides a simple and practical visualization layer directly at the controller level.

For the facility team, it means faster access to the most important information about the cooling system. For the system integrator, it simplifies commissioning, troubleshooting, and daily service activities by making the installation easier to understand, verify, and maintain.
